Quick answer: Living in Miami costs about 18% more than the U.S. average, and housing costs 52% more, according to RentCafe. A one-bedroom apartment rents for $2,450 a month on average (RentCafe, August 2026), and the median Miami-Dade condo sold for $408,000 in August 2026 (Miami Realtors). A single person renting a one-bedroom should plan on roughly $3,300 a month for rent, electricity, groceries and car insurance alone. Florida has no state income tax, which offsets part of the difference.

Key takeaways

  • Housing is the main cost. Everything else (groceries, utilities, transport) is within 10% of the national average.
  • Rent: $2,265 for a studio to $3,741 for a three-bedroom on average; Brickell is the most expensive area at $3,780.
  • Buying: condo median $408,000; single-family median $680,000 (Miami-Dade, August 2026).
  • Owning a condo adds HOA fees of roughly $1,200–$3,000 a month depending on the area, plus property tax of about 1.6–2.0% of taxable value a year.
  • Car insurance is expensive: $3,287 a year on average in Miami, the highest among major Florida cities (Experian, August 2026).

What does it cost to own a condo in Miami besides the mortgage?

Three costs come on top of the mortgage: HOA fees, property tax and insurance. Buyers most often underestimate the first two.

HOA fees

Median monthly HOA fees by area (Broker One analysis of 9,372 active condo listings, April 2026):

Area Median HOA fee
Bal Harbour $3,010
Key Biscayne $2,904
Fort Lauderdale $1,503
Sunny Isles Beach $1,436
Miami Beach about $1,200–$1,400
North Miami Beach $770
Median condo HOA fee per month

Fees depend more on the building than on the area: its age, amenities, staff and, increasingly, insurance and reserve requirements. Ask for the association’s budget, reserve study and any planned special assessments before you make an offer. For more on this, read the pros and cons of buying a condo.

Property tax

Property tax in Miami-Dade equals the taxable value times the local millage rate (1 mill = $1 per $1,000 of taxable value). 2025 adopted total rates:

City Total millage Tax per $100,000 of taxable value
City of Miami (Brickell, Downtown, Edgewater, Coconut Grove) 19.9878 $1,999
Miami Beach 18.7601 $1,876
Surfside 18.6245 $1,862
Coral Gables 18.1852 $1,819
Unincorporated Miami-Dade 16.9317 $1,693
Bal Harbour 16.8854 $1,689
Aventura 16.7488 $1,675
Sunny Isles Beach 16.7227 $1,672
Key Biscayne 15.5108 $1,551

If the home is your primary residence, you can apply for the homestead exemption:

  • It reduces taxable value by up to $50,000.
  • It caps yearly increases in assessed value at 3% or the rate of inflation, whichever is lower (Save Our Homes).
  • The application deadline is March 1 of the year after you buy, through the Miami-Dade Property Appraiser.

Second homes and investment properties do not qualify, so their tax is noticeably higher.

Insurance

Condo owners need an HO-6 policy for the interior of the unit; the association insures the building. Premiums vary a lot by building and coverage, so get a quote for the specific unit before you commit.

What does a typical monthly budget look like in Miami?

Single person renting a one-bedroom

Item Per month Source
Rent, 1 bedroom $2,450 RentCafe, August 2026
Electricity (1,000 kWh) $137 FPL typical bill, January 2026
Groceries $440 USDA moderate-cost food plan (national), June 2026
Car insurance $274 Experian, Miami average $3,287/year, August 2026
Total ≈ $3,300 Before internet, phone, fuel, healthcare and leisure
Monthly budget: one person, one-bedroom rental

Owner of a $600,000 condo in Sunny Isles Beach (excluding mortgage)

Item Primary residence (homestead) Second home or investment
Property tax (millage 16.7227) ≈ $766 ≈ $836
HOA fee (area median) $1,436 $1,436
Electricity (1,000 kWh) $137 $137
Total before insurance and mortgage ≈ $2,339 ≈ $2,409
Monthly carrying costs: $600,000 condo, Sunny Isles Beach

Rough estimate: tax assumes taxable value equal to the purchase price, minus the full $50,000 exemption in the homestead column. Actual assessed value is often lower than the price, and part of the homestead exemption does not apply to school taxes. Use the Property Appraiser’s tax estimator for a specific unit.

How much do utilities cost in Miami?

  • Electricity: FPL’s typical residential bill is $136.64 for 1,000 kWh (from January 2026). Air conditioning runs most of the year, so summer bills are higher.
  • Water, trash and gas: often included in condo HOA fees; check the building’s budget.
  • Internet and phone: not included in HOA fees in most buildings; some newer towers include bulk internet.

How much does transportation cost in Miami?

  • Car insurance: $3,287 a year on average in Miami, versus $2,080 for Florida as a whole (Experian, August 2026).
  • Public transit: Metrobus and Metrorail cost $2.25 per ride, with a daily cap of $5.65.
  • Metromover: free; it connects Brickell, Downtown and Omni.
  • Brightline: intercity trains from Downtown Miami to Aventura, Fort Lauderdale, West Palm Beach and Orlando.

Living in Brickell or Downtown is the easiest way to live without a car, which can save several thousand dollars a year.

What taxes do you pay in Miami?

  • State income tax: none. Florida does not tax personal income.
  • Sales tax: 7% in Miami-Dade (6% state plus 1% county surtax).
  • Property tax: about 1.55–2.0% of taxable value a year, depending on the city (see the table above).

How much do you need to earn to live in Miami?

Using the common rule that rent should not exceed 30% of gross income:

  • $98,000 a year to rent an average one-bedroom ($2,450, RentCafe).
  • $64,320 a year to rent a median one-bedroom ($1,608, Apartment List).
  • $85,200 a year to rent a median two-bedroom ($2,130, Apartment List).

How can you lower your cost of living in Miami?

  1. Choose the neighborhood by total monthly cost, not price alone. A lower price with a $3,000 HOA fee can cost more than a higher price with a $900 fee.
  2. File for homestead by March 1 if you buy a primary residence.
  3. Live near work or transit to drop a car, or at least a second car.
  4. Negotiate on condos. With 12 months of supply, sellers are more flexible than in the house market.
  5. Check the building’s reserves and inspections to avoid a surprise special assessment.
